What we find in Hanford houses

Most Hanford calls start with a room that won't stay comfortable, usually the room over the garage, a bedroom at the far end of the house or a floor that's cold underfoot. Around downtown, where most of the commercial buildings went up between the turn of the century and about the 1920s, a lot of the houses nearby are older too, sitting on raised wood floors over a crawl space with low attics you work in on your knees. The newer neighborhoods tend to have slab floors and ductwork running through the attic, which is a different job. We come over from Visalia through Goshen for this work, and I look at every house myself before anything gets priced.

That split decides most of the work here. On an older house the crawl space and the attic hatch set the pace, and on a newer one the ducts decide whether foam is worth talking about.

Insulation work we do in Hanford

  • Spray foam insulation

For the room over the garage or an attic with ducts in it, spray foam seals air and insulates in one pass. It costs more than loose fill, so I'll tell you when it's worth it and when it isn't.

  • Attic insulation

Most Hanford jobs end up in the attic. We check what's already up there, seal the gaps, keep the eave vents open and bring the depth up evenly all the way to the edges.

  • Blown-in insulation

Blown-in, loose fill blown through a hose, reaches into low attics and around framing where batts won't sit right. It's usually how we top up an older attic once the leaks are closed.

  • Home insulation

When the whole house feels drafty, I look at the attic, walls and crawl space together. The estimate lays out the work in the order it should happen.

  • Insulation removal

If old insulation was soaked or is full of droppings, it comes out before anything new goes in. Covering it over just hides the problem under fresh material.

  • Crawl space insulation

Older Hanford houses on raised floors often have cold floors because of what's under them. We insulate beneath the floor once the crawl space is dry enough to take it.

  • Wall insulation

Closed walls in a lived-in house can usually be filled without tearing them open. I check the wiring and what's already in the cavity before we plan it.

  • Air sealing services

Air sealing, closing the gaps before we insulate, is the step that makes everything after it work. Can lights, pipes and the hatch are where we usually start.

  • Basement insulation

Not many houses we see around here have a basement, but when yours does, we insulate the walls with moisture in mind. A below-grade room gets the same care.

  • Closed-cell foam insulation

Closed-cell foam, dense foam that blocks moisture, fits crawl spaces and spots where damp is as much the problem as temperature. It's the firmer, pricier of the two foams.

    Explore service
  • Open-cell foam insulation

Open-cell foam is lighter and softer, and it suits attic rooflines and interior walls where moisture isn't the worry. It fills odd shapes around framing well.

  • Commercial insulation

For shops and offices, including older buildings downtown, we plan insulation around the other trades on site. Property managers get one schedule that fits theirs.

  • Crawl space vapor barrier

A vapor barrier laid over the crawl space ground keeps moisture from climbing into the floor framing. Under a raised floor, it usually goes in before the insulation does.

  • Vapor barrier installation

Some walls and ceilings need a vapor barrier on one side of the insulation. We work out which side before we install it, because the wrong side traps moisture.

  • Attic air sealing

Before we add depth to a Hanford attic, we seal wire holes, top plates and the hatch from above. That way the new insulation isn't fighting a draft.

  • Retrofit insulation

Retrofit work means insulating a house people already live in, around old material, wiring, ducts and stored boxes. It's the work I started this business to do.

Working in Hanford: permits, licenses and what sets the price

Inside the Hanford city limits, building permits come from the city's Building Division, and its list of common residential projects doesn't name insulation either way. So before we start, I check with the city about your address, and when a permit is needed we apply for it as your licensed contractor and meet the inspector on site, which means the start date waits on that step. You can check us too, because the city requires a business license from anyone doing business inside its limits, wherever they're based, and those licenses run January to December, so ask to see this year's. We're licensed and insured.

What moves the price is what I find when I open the hatch. That means how many inches are already up there, whether any of it was soaked or fouled by animals and has to come out, how many gaps around can lights, pipes and the hatch need sealing, and how hard the space is to work in. The schedule turns on the same things, plus any permit and whether a roof or AC job should go first. You get the estimate in writing with photos of what we found, our trained installers do the work, and I check it against that estimate before we call it finished. Satisfaction guaranteed on every job.

  • If your address sits outside the city limits, the permit question goes to the county instead, and I check that before we put you on the schedule.
  • Clear stored boxes away from the hatch and the attic over the garage before install day, so the crew can reach the edges, where coverage usually ends up thin.
  • On older raised-floor houses, I check the crawl space opening and whether the ground under there is dry before quoting any insulation under the floor.
  • Where ducts run through the attic, I'll walk you through foam against sealing and loose fill, because that's the one case where foam usually earns its cost.
  • We set baffles, short guides that hold insulation back from the eave vents, before we blow anything in, so the attic keeps breathing.

Questions Hanford homeowners ask about insulation

Do I need a permit to re-roof or replace my AC in Hanford?

Yes, re-roofing and furnace or air conditioner replacement or repair are both on the city's list of common residential projects that need a permit, along with new windows and water heater replacement. If one of those jobs is coming, tell me at the estimate, because insulating before the roof or ducts are done can mean disturbing the new insulation twice.

Do we have to leave the house while you insulate the attic?

For blown-in work you can usually stay home, as long as the hatch area and the room under it are clear. Spray foam is different because it has a re-entry time, when you can come back inside, and it depends on the product, so kids and pets stay out until then. I'll tell you that time for the foam we're using before we start.

Is spray foam worth it over blown-in insulation in Hanford?

Usually not, unless your ductwork runs through the attic. Foam costs more and seals air as it insulates, but in most attics sealing the gaps first and then topping up the loose fill does the job for less. Where the ducts live up there, foam at the roofline brings them inside the insulated space, and I'll show you both options on the estimate.
