Crawl space vapor barrier in Visalia CA - ground covered from wall to wall

Musty smell, cold floors or bare dirt under the house? We lay a ground cover that reaches every corner and runs up the walls.

Crawl space with a white vapor barrier covering the ground between brick piers, beneath silver HVAC ducts and wooden floor joists.

What does a crawl space vapor barrier do for a Visalia house?

A crawl space vapor barrier is a tough cover laid over the dirt under your house in Visalia, and when it's installed well it helps keep ground moisture and soil gases, such as radon, from rising into the crawl space.

Most calls start with cold floors or a musty smell coming up through the house. Sometimes someone finally looks under the house and finds bare dirt, or old plastic that's torn and bunched in the corners. That usually means ground moisture has an easy way up, and a new cover only works if it reaches the whole ground, which is hard to do when the crawl space has turned into storage.

The price mostly depends on how big the crawl space is, how much has to be cleared out, how tight it is to work in, and whether you go vented or sealed, since a sealed one takes more sealing work. The schedule mostly depends on whether a leak has to be fixed first and whether the city wants a permit. Your written estimate lays out each step for your house, with photos of what I found.

What happens after you call about your crawl space?

I come out to every job myself, and I've run this business in Visalia since 2023. We're licensed and insured. Call (559) 409-1169 or use the form below to set up a visit.

I go under the house before any price

I crawl in and take photos and notes on what's there, from old insulation and wiring to gas appliances, ducts and anything stored on the dirt. Nothing gets priced until I've seen it, because a wet spot or a duct run changes the plan.

A written estimate in the order we'll work

The estimate lists each step in the order we'll do it, and I go over the photos with you. You'll see what's under your house before you decide anything.

Trained installers, checked against the estimate

On the day, our crew protects the house and does the work in the order written down, and I check it against the estimate before we pack up. Satisfaction guaranteed on every job.

How we lay a crawl space vapor barrier

First we clear out stored items and debris, because the cover can't reach ground that has boxes or old lumber sitting on it. Then we lay the barrier across the ground, aiming for the full coverage that installer guidance calls for, and run it up the walls, columns and footings so moisture has no open edge to come up through. If you're thinking about a sealed crawl space, we talk through what a plumbing leak would mean before you decide, because with a well-sealed cover a leak below the house can fill the space like a pool, and you take on that risk. For a sealed one, the guidance also calls for sealing the seams and the openings where pipes pass through, using a sealant that suits the barrier.

The ground cover is only one part of keeping moisture where it belongs. If other parts of the house need a moisture layer, that's our vapor barrier installation work. If the rooms still feel drafty once the crawl space is done, attic air sealing closes the gaps where air escapes at the top of the house.

  • Stored items and debris cleared so the cover sits on the ground
  • Ground covered as fully as the space allows
  • Barrier run up the walls, columns and footings
  • Seams and pipe openings sealed when the crawl space is sealed
  • A plain talk about leak risk before you choose a sealed setup

Getting the order right under your house

A cover laid over a problem hides it instead of fixing it, so these steps come before and after the barrier goes in.

  1. Stop any water first

If a pipe or the foundation is leaking, that gets fixed before anything goes down, and if it's a plumber's job I'll tell you so. A cover over a wet spot only hides the wet spot.

  2. Settle vented or sealed

We make that call with you after the visit and before anything is ordered, because a sealed crawl space means more sealing work and more leak risk. The questions below cover what the research found.

  3. Finish other work below the floor

If you have plumbing, wiring or duct work planned under the house, it's best done before the cover goes in so nobody has to cut it open later. I'd rather the barrier wait than get torn up.

  4. Look under the house now and then

Building guidance says any crawl space, in any climate, needs an occasional check once the cover is in. That check looks for clear drains, no animals moving in, dry insulation, and floor framing with no mold or wood rot.

Crawl space vapor barrier questions from Visalia homeowners

Does dry-looking soil in my crawl space still need a vapor barrier?

Usually yes, because ground that looks dry can still give off a lot of water vapor through the soil. One building guide calls a ground cover critical whether the crawl space is vented or not, and says it should be strong enough for people to crawl over. I'd still go under and look first, since a damp spot changes the order of the work.

Should my crawl space in Visalia stay vented or be sealed?

Either can work here, as long as your ducts aren't in the crawl space. Research on the dry climates of the Western United States found vented and closed crawl spaces both did fine for humidity and energy use when the ducts ran somewhere else, though that research covered the dry West broadly and not Visalia alone. So where your ducts run is one of the first things I check, and the leak risk of a sealed cover, covered above, is the other half of the choice.

Who can get a permit from the Visalia Permit Counter?

Only property owners and state licensed contractors can get one. The city's Permit Counter takes applications at City Hall East or online. I check with the city whether your crawl space job needs a permit before we start.

When does a contractor need a license in California?

A contractor needs a license from the Contractors State License Board when the job requires a building permit, uses additional workers, or costs $1,000 or more in labor and materials. The board licenses anyone who builds or alters a structure in the state, so it's fair to ask anyone you're thinking of letting under your house about their license.

Permits and crawl space work in Visalia

Before work starts, I check with the city or county office that covers your address. In Visalia that's the counter at City Hall East, and you can reach it at 559-713-4444. When a permit is needed, we apply for it as your licensed contractor. The city wants plan check fees paid before it processes an application, so that's part of the timing. We keep the permit and inspection cards on site, because the city requires them there at inspection, and I meet the inspector myself.

We're based in Visalia and work across the cities around it, from Kingsburg and Selma to Hanford, Lemoore and Woodlake. Under the houses here we often find bare dirt, old plastic that's torn, or a crawl space packed with storage, and we handle each one the same way. If your city isn't named on the site, call and ask.
